The lender’s valuation report, which is used to calculate how much we will lend you. This is separate from any valuation or survey of the property you might want to instruct. There are other homebuyers or structural survey options available to you at a cost and there may be different approaches in different parts of the UK.
A surveyor may carry out a physical valuation or a remote valuation without visiting the property. There is an administration fee included within the valuation fee. If a reinspection is required, the fee for this is £58.75.
Scottish Properties Only: We can accept a transcript from the Scottish Home Report (Single Survey) subject to the valuation not being more than 90 days old and the surveying firm / surveyor being on the bank's valuation panel. Please contact us if you are unsure whether a transcript will be acceptable.
The remortgage switching package, which includes free valuation and free basic legal work, is only available to applicants moving their mortgage from another lender. If the property is unencumbered, a free valuation is available. Free valuations are available on properties worth £3m, or less. Free basic legal work is only available on properties worth £2m, or less. Optima Legal Services will charge a funds transfer fee of £42 to applicants who use the switching package.
